The site is located at 91-93 Station Road, Auburn NSW whereby it is proposed to construct a new residential development.
The building shall comprise of eight (8) storeys of Class 2 (residential) classification and use including two (2) Class 7a basement carpark levels. The site shall be bound by Dartbrook Road and adjacent properties/landscape to the east, and Station Road to the west which shall form the main principal entrance into the building. An overview of the subject site location is shown below.
The building is located at 14 Howe Street, Westmead NSW 2145.
The building comprises 6 townhouses over a carpark basement. There are 2 above ground storeys and fully underground basement for carparking. Effective height of the building is 2.9 m. Total floor area of the building is 1,355 m2, basement being a single fire compartment of 480 m2. Total volume of the building is approximately 3,700 m3. The building is used as a residential development with building classification – Class 2, Class 7a.
The proposed development involves the design and construction of the Priority Works in the Clinical Services Building (CSB), Acute Services Building (ASB), Radiology 3 Building (Rad3) & Tower Ward Block (TWB) for St George Hospital project on Gray St, Kogarah NSW 2217.
As these works are spread across existing buildings, these were assigned to zones as listed below:
·Zone 0 – Overall: New MDB-IM to serve the Priority Works Major Medical Equipment (MME);
·Zone T – COVID Clinic: Existing COVID clinic located in CSB, Level 1 will be demolished to give space to the Nuclear Medicine / PET Expansion fit-out (Zone H);
·Zone M – Clinical Skills: Refurbishment of old Birthing Suite to house the new Clinical Skills fit-out on level 1 of TWB;
·Zone J – Radiology Offices: Refurbishment of existing End of Trip facilities to cater the new Radiology Offices on level 1 of CSB;
·Zone D – MRI & Fluoroscopy: Fit-out of existing MRI shell with 2-off MRI machines and associated equipment, and new Fluoroscopy fit-out within old Catheter Lab on level 1 of Radiology 3 Building;
·Zone G – Radiology Auditorium & ED Acute Imaging: Fit-out of existing cold shell with the relocation of the Radiology Auditorium on level 1 of ASB; and refurbishment of existing Cyto-Pathology to use the new ED Acute Imaging fit-out on ground floor of CSB, which includes 1xCT scan, 1x X-Ray & 1x Ultrasound Room;
·Zone H – Nuclear Med/PET Expansion: The vacant space left by the COVID clinic will be re-utilised for the expansion of the Nuclear Medicine Unit with a new PET/CT Scanner.
·Relocation of existing Ausgrid HV feeder serving the CSB Substation on ground floor from Kensington St as part of the ASP Level 3 works. Refer to the ASP Level 3 documentation for further details.
Next Sense Centre of Excellence is located within Macquarie University. Situated northwest of Sydney, the school is approximately 15km from Sydney CBD.
The new Nextsense Buildings will be located:
> At Latitude: -33.7717318 and Longitude: 151.109510, near the intersection of Culloden and Gymnasium Road at Macquarie Park
> The Nextsense property borders:
o Gymnasium Road – a minor road on the eastern side of the property
o Culloden Road – a minor road on the northern side of the property
o West Precinct Road – a minor road on the southern side of the property
o Macquarie University Carpark (P5) – on the western side of the property
The proposed development generally seeks consent for the construction and operation of the new purpose-built 1-3 storey (including basement level) Centre of Excellence across two interconnected pavilions at the corner of Culloden and Gymnasium Road within the MQU Campus. The development includes:
> Pre-School and School accommodation for up to 80 pre-school children and up to 120 school children in a single-storey pavilion addressing Culloden Road
> The main building (accommodating approximately 260 staff) of up to three storeys, including basement level:
o Basement level carpark, storage and plant rooms;
o Public areas for staff and visitors;
o RIDBC Renwick Centre classrooms (doubling also as conferencing facilities) and a business hub;
o Medical Facility for various clinical services; and
o Nextsense Renwick Centre resource centre; use between RIDBC Renwick Centre staff, clinicians and pre-school / primary school teaching staff.
